What It's Like Working With Me

get pre-approved

If you’re paying cash, you’ll need to provide proof of funds. If you’re financing your purchase, we can connect you with a trusted lender to secure pre-approval. Many sellers require proof of funds or a pre-approval letter before scheduling showings, so completing this step early is essential. Pre-approval not only clarifies your budget and loan options but also positions you to confidently submit an offer when you find your dream home.

Feeling confident when buying a home starts with understanding the process—especially the financial details. That’s why I begin every client relationship with a buyer’s consultation.
 
We’ll cover the costs, including closing expenses, and determine what fits your budget. Whether we meet in person, over Zoom, or by phone, we’ll review your goals, timeline, must-haves, and deal breakers. Together, we’ll create a personalized game plan to set you up for success.

03.

house hunting begins

Using your criteria, I’ll set up a personalized MLS search so you can explore options that match your needs. Once we narrow down the list, I’ll coordinate showings to help you envision your future in each property.

making an offer

When you’ve found the one, I’ll craft a strategic, competitive offer and negotiate on your behalf. My goal is to help you make a smart investment while keeping emotions in check during this critical stage.

you're in escrow

Once your offer is accepted, we’re officially in escrow. If you’re paying with cash, we’ll confirm the terms and timeline for transferring funds. If you’re using financing, your lender will schedule the appraisal. During this phase, you’ll also submit your earnest money deposit, and we’ll coordinate any necessary inspections. I’ll provide you with a detailed timeline to ensure everything stays on track and runs smoothly.

06.

inspection and due diligence

This step is all about ensuring your future home meets expectations. I’ll help coordinate professional inspections and walk you through any findings to make informed decisions about moving forward.

07.

removing contingencies

Once inspections are completed, the appraisal meets value, and your loan is fully approved, we’ll remove contingencies and prepare to close.

08.

Final Walk Through

A couple of days before closing, we’ll meet at the property to conduct the final walk-through. This step ensures the home is in the same condition as when you made your offer and that all agreed-upon repairs have been completed.

09.

Signing

Shortly before closing, we’ll meet with the escrow officer’s notary to review and sign all the closing documents. We’ll carefully go over each document to ensure everything is accurate and in order. During this meeting, you’ll also receive wiring instructions for the remaining balance.

10.

closing day

Congratulations, you did it! The title is officially recorded, and you’ll receive the keys to your new home. Now it’s time to celebrate and settle into the next chapter of your life.
